Thomson Reserve has 1,268 homes in 41 unit types, spread across six blocks at 1–11 Bright Hill Drive. Four 21-storey blocks form the Classic Collection (740 homes), and two 30-storey blocks closest to the Singapore Island Country Club form the Luxury Collection (528 homes). Sizes run from a 592 sqft 2-bedroom to a 1,808 sqft 5-bedroom suite with a private lift.

That headline number hides a lot of choice. This guide breaks the unit mix down by bedroom type, collection, block and stack, using the developer's official floor plan schedule, so you can shortlist layouts before the October preview instead of on the day. What is the unit mix at Thomson Reserve?

The 1,268 homes split into ten bedroom categories. Two-bedroom layouts (including Premium and Study versions) make up just under 57% of the project, three-bedroom layouts about 28%, and four- and five-bedroom homes the remaining 16%.

Two things stand out. First, every type within a category is the same size: all 2BR Premium homes are 678 sqft and all 3BR Premium homes are 1,055 sqft. The difference between, say, CP1 and CP4 is the layout and facing, not the area. Second, the four largest categories (4BR Premium, 4BR + Study and the 5BR Suite) exist only in the Luxury Collection, and those are the only homes with private lifts.

Classic vs Luxury Collection: what actually differs?

The Classic Collection is Blocks 1, 3, 9 and 11, each 21 storeys, with homes from the 2nd to the 21st floor. It holds 26 unit types and 740 homes, and it is where you will find all the standard 2-bedroom (B) and 3BR Premium + Study (CPS) layouts.

The Luxury Collection is Blocks 5 and 7, each 30 storeys, set closest to the Singapore Island Country Club greenery. It holds 15 unit types and 528 homes, from the 1st to the 30th floor. Besides the private-lift homes, it also has 2- and 3-bedroom layouts (marked "L" on the plans) for buyers who want the taller blocks and views without buying the largest units.

In practice the choice is about height and outlook as much as size. If you want a 2BR Premium on a high floor with an open view, the Luxury blocks give you nine more storeys to work with. If you want the widest choice of layouts at a given size, the Classic blocks have more stacks per type.

Which blocks and stacks have each unit type?

Stack numbers matter because they fix the facing, the neighbour on each side and the walk to the lift lobby. These are the stacks for the most popular categories:

How to shortlist a layout before the preview

  1. Start from the bedroom count you need in five years, not today. A 2BR Premium + Study (732 sqft) is often the better buy than a 2BR Premium for a young family, because the study can become a nursery.
  2. Pick a collection by floor height. If a high floor matters to you, note that the Classic blocks stop at the 21st storey and the Luxury blocks go to the 30th.
  3. Choose two or three stacks per type. Rare types sell out first: E1, DPS1, DP1 and DP2 have only 28 homes each, and CPS2, CP2 to CP6 and several BP types have just 20.
  4. Check the PES and RC ledge notes. The 2nd-floor Classic units (and some 1st-floor Luxury units) are PES versions with private garden space; several plans also note RC ledges from the 3rd storey up.
